226 Osborne is a multi-phase, multi-use office
and condominium project located in the Provincial
Legislative district of downtown Winnipeg. When
completed it will comprise about 85,000 square
feet of office / retail space, condominium units
and indoor heated parking
Renovation of the three storey early modern office building into a contemporary office space, featuring a new entrance and accessibility improvements, is the first phase. The second phase will include an entry atrium, commercial space, expanded office space and two stories of luxury condominiums. Approximately 12 of these condominiums will be constructed above the existing building, taking advantage of the older structure’s substantial foundation, and structural frame. The condominiums will feature views to Memorial Park and Winnipeg’s downtown skyline.
The building’s energy efficient mechanical systems are designed so that heating, cooling and ventilation systems can be added incrementally at both the central plant and distribution points. This incremental approach allows incremental expenditure, and guarantes that distribution suits evolving development and design.
