This condominium was built on a narrow city lot between two existing structures.

Prioritizing ground-level front-door access for each unit, the front of the building was rotated from established streets to face a newly created lane. Fitting seven units and five parking spaces into a restricted property (50 by 130 feet) proved a design challenge. The compact units, along with additional ‘flex' space––to allow the properties to adapt to evolving needs––were woven together to provide each with outdoor space, either at street level or as a balcony.

Outdoor decks, terraces and large windows face the treed garden on the opposite side of the lane.

 
 

First floors, which open to lofts above, are spacious and adaptable.

High ceilings and exposed ductwork reflect the minimalist design.

Repeated building forms, projections, finishes and windows create a comfortable, residential scale. A custom-designed cladding installation kept the project on budget.
